Property Manager - Director of Operations

Position Summary

The Property Manager- Director of Operations is a senior leadership position responsible for overseeing and enhancing the day-to-day operations of one of Miami’s premier luxury high-rise condominium communities. This individual will work closely with the Managing Director, Board of Directors, department leaders, and residents to ensure that the property operates at the highest standards of service, efficiency, safety, cleanliness, and resident experience.

The ideal candidate is a proactive operational leader with strong organizational, analytical, leadership, hospitality, and team-development skills who can effectively manage multiple departments while continuously identifying opportunities for improvement and innovation.

This position requires a highly visible leader who is engaged with residents, present throughout the property daily, and capable of creating and implementing systems that improve operations and elevate the overall resident experience.

The Board of Directors’ vision for the community is to create and maintain a luxury, resort-style living experience. The Director of Operations will play a key role in helping execute this vision by elevating operational standards, resident engagement, amenity activation, and customer service throughout the property.

Essential Duties and Responsibilities

Operational Leadership

• Oversee the daily operations of the condominium association, including:

o Housekeeping

o Security

o Front Desk/Concierge

o Package Room & Receiving

o Amenities Team

• Develop, implement, and continuously improve Standard Operating Procedures (SOPs) for all operational departments.

• Evaluate existing operational processes and recommend improvements to increase efficiency, accountability, consistency, and resident satisfaction.

• Conduct daily property walks to ensure cleanliness, presentation, functionality, safety, and operational standards are maintained throughout the building.

• Serve as a visible management presence throughout the property and actively engage with residents and staff.

Staff Management & Development

• Evaluate staffing structures and operational needs to ensure departments are appropriately staffed and operating effectively.

• Participate in recruiting, interviewing, onboarding, training, coaching, disciplinary action, and termination of operational personnel.

• Hold regular operational staff meetings to review expectations, service standards, ongoing issues, and departmental goals.

• Promote a culture of professionalism, accountability, hospitality, teamwork, and continuous improvement.

• Develop and implement property-specific customer service training programs designed to elevate the resident and guest experience to luxury resort-level standards.

• Focus particularly on enhancing service standards and resident interactions within the Front Desk, Security, and Amenities teams.

Resident Experience & Amenities

• Analyze amenity usage and resident feedback to identify opportunities for enhancement and increased activation of amenities.

• Recommend operational and amenity improvements to Management and the Board of Directors.

• Assist in the planning and implementation of operational initiatives designed to maximize the resident experience and property value.

• Ensure luxury-level service standards are consistently maintained throughout all resident-facing operations.

• Identify opportunities to better utilize and activate the property’s amenities to create a more engaging and resort-style atmosphere for residents and guests.

Data Analysis & Reporting

• Utilize management software, operational reporting tools, and available data to identify trends, recurring issues, service gaps, and operational opportunities.

• Develop recommendations and action plans based on operational metrics and trends.

• Assist in preparing reports, presentations, operational updates, and recommendations for Management and the Board of Directors.

Board & Committee Involvement

• Attend all Board of Directors meetings.

• Attend operationally related committee meetings as directed.

• Provide operational updates, recommendations, and follow-through on Board-directed initiatives.

Qualifications

• Minimum of 5 years of operational management experience in luxury residential, hospitality, hotel, resort, or high-rise condominium operations preferred.

• Active Florida CAM (Community Association Manager) license preferred.

• Candidates actively pursuing a CAM license will also be considered, provided they commit to obtaining the license within one (1) year of employment.

• Strong leadership, communication, interpersonal, and problem-solving skills.

• Experience managing multiple operational departments and large teams.

• Strong organizational skills with the ability to prioritize and manage multiple projects simultaneously.

• Ability to analyze operational data and develop strategic recommendations.

• Professional appearance and demeanor with strong resident service skills.

• Proficiency in Microsoft Office and property management software systems.

• Ability to work collaboratively with residents, Board members, vendors, and staff.

Schedule

• Schedule: Tuesday through Saturday

• Days Off: Sunday and Monday

• Hours: 8:00 AM – 4:00 PM

Additional hours may occasionally be required based on operational needs, meetings, events, emergencies, or special projects.

Physical Requirements

• Ability to walk the property extensively on a daily basis.

• Ability to stand, walk, bend, and move throughout a large-scale property for extended periods.

• Ability to respond to operational issues and emergencies throughout the building as needed.

Compensation & Benefits

  • Compensation package will be commensurate with experience and qualifications- starting at $115,000+ per year . Benefits provided in accordance with Association and management company policies
