Project Manager – Industrial Development (Owner-Side)

Location: Atlanta, GA


Overview

We are partnered with a lean, growing developer delivering industrial projects across the Southeast. With a strong pipeline of new developments expected to commence later this year, the business is looking to bring on a Project Manager to support the full lifecycle of delivery.


This is an owner-side role within a highly collaborative team, offering exposure beyond traditional construction management and into the broader development process.


The Opportunity

This position is ideal for a Project Manager or Assistant Project Manager coming from a general contractor background who is looking to transition into a more hands-on development role.

You will work closely with senior leadership and play a key role in supporting projects from early-stage due diligence through construction and closeout.


Key Responsibilities

Pre-Development & Due Diligence

  • Support front-end due diligence including survey, geotechnical, environmental, and site assessments
  • Conduct site visits to identify potential development and constructability risks
  • Coordinate demolition scopes and early-stage feasibility inputs

Preconstruction

  • Assist in coordinating pricing and procurement with General Contractors
  • Support contract review and scope alignment
  • Coordinate with municipalities, utilities, and agencies on permitting and approvals

Construction Management

  • Review and track project budgets and cost performance
  • Assist with monthly pay applications and draw processes for lenders and partners
  • Monitor schedules and coordinate with GCs throughout the construction lifecycle
  • Review RFIs and submittals as required

Reporting & Closeout

  • Provide regular project updates to internal stakeholders and capital partners
  • Support construction inspections and lender reporting requirements
  • Manage project closeout, including punch lists and final documentation


Experience:

  • 2–5+ years experience in construction management (Project Engineer, APM, or PM level)
  • Background with a reputable general contractor or developer
  • Exposure to industrial, commercial, or ground-up construction projects preferred
  • Experience supporting preconstruction, budgeting, or client interaction is advantageous
  • Strong organizational and communication skills, with the ability to manage multiple priorities
